When I lower my standards to these expenses it seams a lot easier to make a deal, but at the same time i want to be safe.

There is a safe harbor from the IRS at two years. 

So we have a property we are about to rent out that also has 9 acres on it. Is it okay to market it and let tenants  hunt on the property?

I prefer a safe area, doesn't have to be the best neighbourhood in town, but it does have to be a good family neighbourhood and some where that I'd be comfortable living.

Hey everyone I have a offer of 25000 that was accepted and it’s not in the greatest area the few houses around it seem fine but after you go down the next block it doesn’t feel so safe.

My own research confirms this.However, he is asking that I move quickly as he knows others will be interested.I think I used some pretty safe numbers in my analysis.

This is making safe havens like gold, bonds and real estate more valuable.
