So if we were given 30 days notice we could turn on our marketing, screen applicants and almost always dovetail  the new tenant’s move-in to within a few days of the old tenant exiting.  

Educate yourself on the basics of house hacking.

See if you can do seller financing at the $143K and you pay the $27K immediately on the back taxes.This way you just avoid the hassle of a bank.

I have lived in both places but if comparing price and travel time I don't know which one to decide on.

Lots of free info and education out there but if that was enough you wouldn't be on here asking.there's too much to it to explain on a forum post, but that doesn't mean it's hard.just make sure you get the price right and finding help or JV will be easy.
