I am not experienced with "rent to own", but have heard from those who are doing it in my investment area...basically this is how they explained it to me:find an interested party that cannot qualify for a mortgagelocate a property they would want to own one daydraft a rental agreementdraft a separate option agreement - include a set purchase price in 3 yearsthe party puts down a significant deposit (around 10k) for the optionOption set for 3 years, if they cannot qualify for a mortgage at that time they loose their depositThe way they explained, because they find a quality candidate they rarely if ever hear from them for property issues as they are treating the place as if its their own.Does this process sound correct?

I think Union City is getting super heated, so it's hard to find quality returns, particularly in the 2-3 family range because you're competing with seasoned investors plus house hackers plus pretty much everyone who can afford a down payment.

The gray paint was high enough quality I'm pretty sure it was City paint.I'd take the swing in certain neighborhoods, but not anywhere that parking is valuable (which, of course, is the situation where you'd want to provide more parking for tenants).As far as adding one with permits, the parking code basically says one curb cut per parcel (for new developments) and only spots more than 20' from PL count.
