They are living in a market they are priced out of and look to Midwestern cities for lower entry prices.They do not have the time, ability &/or desire to be an active operator in the business of rental real estate.

A charge off is tied to the account of last activity, regardless of whether it's been paid off or not.

Then look at other active advertised rentals and find comparables based on area, sq footage, bedrooms, and finishes and see what the going rate is for similar properties.

@Tasha Pams, You cannot charge a finder's fee for finding properties unless you have an active Alabama real estate license. 

Granted, if I had more time, I could have explored other options for acquiring houses, but it was a rough year for my other business and my time was tied up.

@Ted Strzelecki I've actively helped the developers and investors I've worked with make millions of dollars over the years by identifying properties for them and then bringing those properties to them...

I am certainly not an expert at Alabama law, but I'm guessing that if he is actively soliciting you (without him being your friend or cousin doing you a favor) then he's supposed to be licensed. 

So I feel the strategies I want to explore are BRRRR and flipping.
