Lot of what ifs that vary from traditional landlord-tenant law

It is a numbers game, I send out about 30 offers before I get one owner willing to finance.     

I’ve bought properties varying 40-80k and closing costs average is 4K assuming conventional mortgage, all the prepaids (insurance, taxes) and title costs

The process/product may vary by lender, but you would obviously need to go through the application process like any other mortgage and provide your income information.

It's a marketing game.. optimize a marketing strategy to let people know what you do.

Google hard money lender...their terms vary a lot.

The best I've found under that scenario is 10 yr fixed Term and 25 yr Am, with rates varying 5.5-6.5%afaik the 30 yr fixed is only for residential loans to an individual and it's so the loans can be packaged for securitization.
