I  had no idea I could set up key word indicators on my profile, and that sounds like a fantastic way to keep me active on the forums instead of trying to sort through the thousands of threads. 

@Jason Hsiao, @Dan Krupa, @Jody Schnurrenberger So it sounds like the thing that makes an agent valuable in your mind is an understanding of the analysis and doing some of that work up front so the investor can quickly see if the numbers work.

It sounds like they barely meet the income requirement and now have a recent history of not paying bills.

It almost sounds like I need to find a GC to partner with on my first few deals and with all of the horror stories I hear about GC's that doesn't sound very promising especially without having a relationship with one.

Sounds like location may be it for you. 

Income is strong, but there is opportunity to improve upon the current rent role with a few thousand invested in a basic clean up.At the risk of sounding like a total newby... 

The woman on the phone sounded rather flighty. 

I plan on interviewing all the local brokers,  it sounds like they will take anyone and everyone,  people who don't produce simply quit.
