So I spoke with the other lenders and they told me they have not had that issue.

The owner allowed my family to move in due to issues he had with past tenant .

For example, to bring them a deal, or something else that ideally helps them solve any issues they are currently having.Best of luck!

This is not a Section 8 issue.

However, more savvy real estate investors will want you to have skin in the game and the ability to pay the loan back.

I’m rehabbing my first rental and I’m running into some issues that have varied opinions when I research it.

Keep in mind Im new at this, about 2 years, but I have made money with two flips and two rentals so far...It does seem to me like in the fall of last year, there were more properties out there with Value in them - maybe its a time of year issue. 

Are there special issues related to forming the LLC for this purpose?  

After researching different ways to finance a Buy and hold, it seems like the better option would be to use a hard money lender. the only issue I face and also a majority of new investors deal with,  is the lack of skin in the game.
