@Ashley Budyak Sarita is correct and the home possible is all but dead now for house hacking unless you make a fairly low income and are a first time buyer.

Heater was old and dead, but still ended up paying $6500 to install central air system using old ductwork and adding in (2) additional returns (1st floor and 2nd floor).  

Craigslist is dead in my opinion.

Also some lines come with built in foam backing for insulation/ sound deading, which really make a difference in the final product. 

The guy with $1M free and clear is a fool for having so much "dead money"!

Market is hot and there is a lot of "dead equity" sitting in properties.

If either # comes in lower, it's dead.
