@Kysha McNeal I am negotiating a contract on a duplex now in a popular rental area.

I picture the end of water street back behind Klaffs becoming popular since it's so close to downtown and that mall is coming soon.  

It's also why we have Hard Money Lenders, they have customers that want different guidelines, and are willing to provide a risk rated (i.e. high interest rate, high fees) product to the market.At the end of the day, it's your business, it's up to you to decide which way to go.

While this may run contrary to popular belief, don't think for a second that the highest volume sales agent is going to have the best knowledge of a given area.

The two major locations that numbers won't work are: 1. much nicer neighborhoods or popular neighborhoods or whatever because prices are too high, and 2. cities/markets in general such as LA, NYC, San Fran, etc. but also smaller cities too like Phoenix or Seattle, etc. 

Remarketing is crucial since only 2% of the total traffic on your website will convert - thats why you should put tracking on your site and target them again with customized ads.Ex: You run a campaign and get 100 clicks to your website. 98% will bounce off since life will get in their way (phone was ringing, the kids were distracting - you get the idea).

A few years go by, I end up becoming pretty good friends with property seller (he ended up building a custom home in same neighborhood).  

There are always a ton of cleaning services listed and they are cheaper then the professional customers.  

So I am not really competing with retail customer who is more likely to get a loan through a bank on a property on which bank will lend money.
