I currently have a contract and am in due diligence on a foreclosed commercial property that was a popular deli/sandwich restaurant.  

Just don't let it affect your view of future tenants, there are some good ones out there and as having been one of them, it sucks when your landlord automatically assumes the worst just because you're a tenant - remember they're ultimately the customer.

The sink is custom made and has a horrible faucet on it.

Since we're in this biz, we must have a consistent, daily presence in order to gain exposure and build credibility with our customers/clients/leads. 

Now that we are renting it out we don't have customers complaining about poor water pressure.

If taxes on the property was delinquent and there is a forced tax sale, you’ll be out of luck, or you can bid to buy the property.Contrary to popular belief, people can not just sell property simply because they are related to the deceased owner.

I use QB online and I set up our rentals as customers, which you can tetitle to tenants.

I had a customer down by pickles pub near the stadium and the other night the "protesters" were throwing rocks at the patrons .  

If the walls are neon yellow, they might not hear you tell them that you will have it custom painted to the color of their liking.
