I am obviously biased since I work for eRentPayment but I want to provide some information from our perspective.For ACH payments the tenant's bank would require the tenant to sign and date a Written Statement of Unauthorized Debit letter that they didn't authorize the payment so there is an official process to discourage anyone from simply asking for an Unauthorized return.

The landlord has a choice, evicted or just write off the missed months, which basically what they do by continuing to except payments by never having the tenant bring the account to zero.Each time we buy these properties, we send all tenants a welcome letter explaining to them that the old landlord may have let things slide, but we evicted by the 5th, and the follow through with it.

By mid November we received a letter from landlord tenant court notifying us that the property management is taking us to court for non payment of oct rent, now mind you in pa if license and inspections deemed a property not up to code the rent cannot be collected while in violation of said codes, they were not up to code by November either, so any who we went to court showed them our evidence and explained why we were not continuing on to live there, the ruling was withdrawn without prejudice?

I'm only mailing about 70 letters a week, but those 70 letters are a remarkable waste of time because there seems to be no efficient way to do this!

@Vincent Mazzaferro from your computer, if you put in the 'at' symbol, then put in the first letter of the person's name, it will pop right up - as long as they're in that discussion, or you are connected with them on BP.
