I can read all day, but hands on experience is the best way for me to learn and it has always been.

I've done quite a bit of reading and research, and though I will continue to do so, I DO feel that at this point the only thing that is going to actually further my knowledge or get me going is real life, hands on experience...So I'm ready to bypass any more "feet wetting" and simply dive in!!

Hi,I'm a small investor with a handful of rental properties held over 10 years now. 

Thank you all for your contribution be it by commenting or asking questions similar to mine.It needs to be known that I am an amateur in RE investing so this post/question is designed to help me broaden my horizon, and "see" this beast (RE INVESTING) from multiple angles and perspectives.Long story short - I have upwards of $20-$35k on hand, and I want to invest in my first property in Baltimore city or county. 

She has her hands in SF, MF, wholesaling, commercial, and mixed use.   

I also told the former owners that he'd be in good hands, which I like to keep my word. not too sure about that situation yet either. 

My hands are cursed with psoriasis and psoriatic arthritis. 

When a short sale property goes under agreement and better yet has a bank approved short sale in hand, judges will postpone the foreclosure. 

I have done several Habitat for Humanity builds there and handing out T giving food and it’s not an area I would want to have investments.  

On the other hand, California real estate tends to appreciate much faster.On the other hand, California real estate tends to depreciate much faster.Honestly, there's no easy answer because there are too many variables.
