there are large old paper subdivisions in CA like this that were platted in the 20s and never developed its taken 100 years but they are finally starting to bring that land back into open space type designations  parks etc..

In competitive situations when you have multiple people interested, does a best and final approach work, so the tenants can offer incremental rent or term etc?

However, I will copy the table in here, this will likely be hard to read, but hopefully helpful to some...Any day where I do not have notes is a day where I either assessed deals or researched rents.

@JD Martin It took a while but I finally think I have him convinced that if he does buy a car it should be a used one.

He's actually willing to do this "under the table", though I can't say I'm willing to commit mortgage fraud for this property. 

Is it feasible to just get something (brief) in writing until the lawyers do the final contract?
