Partnerships are not an easy, streamlined process - they require a different type of work, and I believe you should only pursue it if your partner can provide something you can not (and vice versa).

These classes are not based on quality of neighborhood (ie MF and apartments) it is based upon describing the type of self storage and market (age, features, market - rural vs urban, etc).

In general the "bounce-back" safety features on garage doors is a thing, but I think it would be a far cry to call that a required safety feature in a residential rental property. 

Chances are, if you get a tenant that needs handicap features, you'll have a tenant for life, without putting much money into it.
