Drive for dollars (drive neighborhoods and look for fsbo signs) find distressed properties and ask if they want to sell, or hook up with a motivated local real estate agent and have them do the leg work for you and if they find you a deal pay them the commission they deserve. 

That also tests your knowledge of the local zoning as well as overlay district restrictions.  2 story additions?

That is going to drive this decision more than whether or not you want to do SFR vs Multiunits.

I plan on switching to a local driving job when I acquire a property. 

"when it rains, it hurricanes"   as in it won't just be a cute single, expected problem, it will be about 4 big problems, 3 medium ones and a surprise vacancy of 2 units all within a month, something crazy like that and it's going to test your wallet!   

RVers may stay at locations longer; beyond that, even a $2/gallon rise in gas prices only adds $100 to the travel costs of someone driving 1000+ miles round trip, beyond which a lot of people will fly instead of drive.
