I have little experience, but have the time, effort, drive, and motivation to (and great credit) to put forth on a deal with an experienced investor.

@Larry FriedThanks, I actually am considering a turn key company in Jacksonville as one possibility if I decide not to be driving up there every day during a reno or similar.  

The biggest drawback for most investors is dealing with the tenant's in the lower income bracket and for many this drives them out of real estate.

Our real estate market is extremely strong here and so is the competition, which is driving up prices.

I found a home driving for dollars (how I go about finding home to wholesale) in which I'm able to reach out to the owner.

So does it need windows, doors, siding, an enclosed carport to garage, drive way, updated kitchen or bath, basement fixed, roof fixed, Any repairs and costs if you ask me should be itemized.

The "1% rule" or "1% test" is a metric for looking at rental properties.
