tanks for the reply we actually have  7 rentals and have done 10 deals. just got signed up on bigger pockets to try and help streamline/grow our portfolio and learn to be more efficient. 

In my case, furnaces and hot water tanks are not located in the tenant's unit, so there is no way they can smell a gas leak.

Biggest things to pay attention to:- foundation, as stated above - sloping, improper support, leaning- old electrical (any knob and tube or fire-hazard electrical still present)- asbestos on piping- sewer (I do a sewer inspection on every home with a camera down the sewer from house to street) or septic inspection- tank scan for underground abandoned tanks (here, it's mostly oil tanks)- mold that is on a sheetrocked wall is always behind the wall and crawling and still growing- separate gas, boilers, hot water heaters, and electric (do you have 4 of each, if not it will be hard to bill)- unpermitted work

A few drops of food coloring in each toilet tank will "flush out" a leaky flapper valve (though seriously, just replace those every 1-2 years  - few $, 5-10 min each, easy DIY task).

Dear fellow investors,Where do you find the contractors? I did some google search and reach out to some. Some of them do not do multi-level facilities and some only do large facilities. I have heard the steel material...

I'm hoping to 1031 into a larger MFH investment or self storage...but I've contemplated a good-looking OZ fund in Colorado as well.
