To be successful at REI you need to generate leads.

Because I have personal relationships with people and families who have been in Portland for generations, I find out about deals that would never hit the market because people in Portland will buy up the houses down there like crazy.

SO to be successful at wholesaling just focus on lead generation and you will be set!

I am looking into generating leads so we can at some point bypass the middleman (aka wholesaler) but that will take time. 

Putting the money into multifamily will generate far better returns than a 550k single family home.I think you need to sit down and really think about your goals and where you want to be in the next 5 to 20 years.You have many options.
