Start a short roster of pre-vetted banks to immediately work with if you hit a “uhm-yah-about that...”It is more often than you think that when your loan actually processes thus actually vetted that all the sudden its oh- yah - actually - uhm - can’t do “x” or “y” or whatever you were building your plan around.

I hope to close three additional deals within the next 12 months.The process has been nothing short of outstanding.

You are calling this "value add" but from your description, you would tear the houses down, so this is a development project.

Hello BP,I have a unique situation and not sure how to construct an agreement and would like some advise.I do investing in Los Angeles, my brother has a house in Long Beach that was a really bad purchase from the beginning, long story short he asked me if I can help him fix it and ultimate flip it.

I brought up Irfan because he's doing a healthy business right now in Philly/Jersey, but wants to quadruple his business in short order. 

Do you pay hotel/lodging or any other short-term rental tax?

I would also like to flip a property or two in the short-term, perhaps with my good friend who I mentioned earlier.  

I'm an active duty US Navy Chief Petty Officer, brand-new BPer and real estate enthusiast, I got turned on to this whole game (and BiggerPockets) at the suggestion of a coworker shortly after I moved to Tampa back in July. 

All but one gave the buyer the right to inspect within a short period and back out if they were not satisfied with their findings. 

The short answer is, I have no idea how good they are.
