Always good to also send a certified letter when you do a 3 day as well as any other documentation, it doesn't have to be - but it's recommended.

Money is an issue, and I was hoping the tenant would just leave after the first few notices, only having to get a lawyer involved if he put up a fight.Some of the comments in this thread strongly suggest a lawyer.Do you think that there is much to mess up if I follow the instructions to the letter?
