I'm only licensed in TX and don't know where you are, so seek competent legal advice from an attorney licensed in your jurisdiction.Any kind of sub-2 I've seen involves getting several signatures from the owner.

So you lost 3 weeks worth of rent, a $99 deposit, payed 2/3 of the cost of repair, and still have a broken machine because it should have been replaced and not repaired.Conversely you could have just skipped the insurance altogether and had the HVAC properly replaced by competent technicians a day or two after it broke and gone about your merry way avoiding all of the mess.

I would first recommend trying to get seller/owner financing if you can and if you believe that your neighbor is a trustworthy individual because that way you can convince them that they will continue to receive a steady income while not having to hassle with the maintenance and management of the property.

Five and up you're in commercial territory with higher rates, shorter terms.Also, I owned condo rentals, and the HOA provide several laundry rooms in the complex, and they forbid washers in individual units.
