Now if you can’t do 30 year and go with this financing, but can bump rent to say 850 when they leave in August or you don’t renew or just bump their rent to that, combined with the fact that you’d be getting it under market value by a fair amount, I’d probably do this deal.This ofcourse is assuming the area it’s in is good.

A heloc will be similar, you can borrow 80-90% of the value, less your first mtg amount.

This will continue to work until it doesn't and then I think it will get ugly.So, to help us BP members, investors and syndicators alike I would like to encourage everyone to look at this metric.It's a bit hard to calculate because it's not just the amount you are paying on your bank loan but rather that plus the amount owed to the investors on a syndicated deal.
