If you are borrowing funds for RE investments, then the bottom going rate for new investors (which I assume you are due to the question) should be expected to start at 10% annually and go up from there.  3% screams red flags and scammer alert.

However, now that we are getting the title docs, etc. it appears the seller had the triplex converted to condos in 2005 (wasn't in the listing - red flag?).

I don't have any delinquencies or other red flags on my report and unless something new comes up the only thing that seems to make a sizable difference to my current score are changes to the % of credit used.I use just about every free credit monitoring service available, some of which are provided through my credit cards and brokerage accounts.

Single mother with one child is looking to rent the house she has two jobs which would meet the income requirements however she has no rental history and has only been at both jobs for four months with this raise a red flag for you guys or do you think I should give her a chance I'm just concerned about what if she gets sicck, fired, burnt out, fired she also said she gets child support but not thru court the dad gives her cash. .
