The days of the agent making a sale because they has exclusive access to the local MLS are long gone.  

I haven't used the others, but homepath.com is exclusively for Fannie Mae properties and they will typically also be listed on the mls.

Hi Karen, You can sell within the next year and take advantage of both tax breaks:  the 250k (500k if you're married filing joint) gain exclusion along with the tax deferral provisions of 1031.

No list provider offers exclusive lists, as they are all public records. 

You’re not going to do an exclusive right to rep with a buyer broker though like it’s customary in some states for resi.

In my world of commercial retail I have TONS of requests to represent buyers exclusively.

If you move into it before putting it into service you'll get the full primary residence exclusion - but you'll have to wait two years to get it.
