You might put your solution in with your offer paperwork to give the seller peace of mind that you are able to close.Always remember to do the math analysis on all of offers and try to look at the place before you make an offer or at least have a clause in the sales contract that allows you the time (usually about 10 days) to make a detailed inspection and possibly back out of the deal without a monetary penalty that hurts you too much.It is great that you two will be working together.

to give the lender more peace of mind I would propose putting there name or entity on the title of the property until paid in full.As an example, I buy a house for $70k + renovation cost of $15k.
