My wife and I joined Lifestyles Unlimited a year ago as well because we became very interested in the financial freedom and passive income of real estate investing, and because we know pretty much zilch about it (we did what we comfortably feel is our due diligence on Lifestyles Unlimited, and I'm sure they're considered 'those other guys' 'round these parts, so I'm not really soliciting opinions or guidance on them as we're simply diversifying our sources of knowledge and information among Bigger Pockets, Lifestyles Unlimited, other sites/articles upon researching certain topics, books, etc.).

At this point I have 4 properties through Midsouth due primarily to entry price point and an added bonus that they wait patiently for financing to complete (my credit is over 800, my DTI easily covers the cost of all of these mortgages without considering the rents… but still, financing takes more time then I anticipate).

If they're not charged a flat, guaranteed rate, then your compensation is performance based...ie, a commission.The only number I truly gave is the $50 for leasing - Florida statutes state that a person not using their license, or an unlicensed individual can receive no more than $50 as compensation for tenant procurement - and the apartment industry breaks this law ALL the time with PM bonuses...trust me, you don't want to go down that road!

LTV on all mortgages will be around 75%... interest rate will be 5, 5, and 0.Using (what I think is) conservative numbers, the property will cash-flow $800/month.... round down to $100/door, but these numbers are conservative, so there shouldn't be any big surprises.Would other people out there on BP go for an almost nothing down deal for $100/door in a C+ neighborhood with no way to force appreciation?

Maybe @Josh L. in Round Rock you have the ability to just move on to the next house, but in hot markets there is no "next house" that won't have a bidding war.
