Take a black light with lights out and look all around.

So, since it's already been cleaned at least twice, why not just coat over it with a black asphalt topping.  

Unlikely, they all graduated and have stellar careers.Not everything is black and white and if everything works with the tenant but a small stain in their history, don't completely block them out because of it.My two cents,-Sean

They really aren't any more expensive than white or black appliances these days.  

I feel like the choice between full PM and self management is painted in drastic black and white terms.

This often leads to protracted "discussion".Life would be wonderful if everything were really as "black and white" as we might like.

I don't know that it has anything to do with thug mentality but it seems like every other person white or black has a pit bull in my neighborhood.

If you want to keep the island and you paint the cabinets white I would paint the island a contrasting color, slate blue ,  cranberry or black just on the outside would probably be good.

And it's so obvious, they send a pic of a black person and say "can I rent your apartment" and I say yes then they set up an appt to view and don't show up. 

So, we basically paid them one month's rent and their deposit which they earned by leaving the place spotless (although, we did not pull out the black lights to inspect...)
