The 2% and 50% rules are only for assessing the potential of a profitable deal, before a deal is made, it has no bearing on determining actual cash flow or actual performance of an operation after you buy a property, apples and oranges.Those ratios are to assess a potential deal, not to measue any past economic performance.

In my personal opinion, the duplex rather overpriced for the rent that its generating.Additionally, with your CoC% it is no better than the stock market (3%-6%).I usually look for deals that will get a 10% CoC at a minimum.Lastly, be mindful of the 50% Rule it will help quickly assess properties as you shop for deals.
