IF you like his site, you can stay for $59/month or so....but to be honest, most anything you can learn on his monthly updates, you probably get 10 times the education here on BP for free.

Definitely recommend utilizing FF, Airbnb/VRBO (30+ day stays), Facebook, Zillow, and even Craigslist to find tenants. 

In times such as this with high interest rates, or to have a competative offer, you might offer all cash at a lower price with a short closing time frame to a seller in order to get a good deal.

I am unsure if they are a good investment, but I am leaning towards yes, I don't have anyone around me to ask so I decided to come here.House 1. rents for $825/m the loan will cost me $13,000 as a down payment and $6,000 closing costs, and should cash flow approx $275/m after mortgage payment are made.House 2. rents for $600/m the loan will cost me $13,000 as a down payment and $6,000 closing costs, and should cash flow approx $50/m after mortgage payment are made. 

We closed with First United last week with a non owner-occupied rate of 5.6% .
