Chad frankly many times it's brokers or agents that have no clue about multifamily and do not specialize in it.They simply stumbled upon an owner and oversold themselves.My favorite that I absolutely can't stand is on LoopNet where they list NOI but do not list what the gross rent is.

You do need a good accountant, I suggest a degreed accountant not a tax preparer bookkeeper type unless the specialize in construction and RE.
