You might be better off financing this with a short term fix and flip loan.

Attending auctions, negotiating directly with banks, and exploring short sales are all viable strategies depending on your investment goals and risk tolerance.

So, that if they stay longer or have multiple pets I will end up ahead on average but otherwise over the long run I am reasonably protected for the additional damage risks.

Hi Brandon,It's likely more effective to look for private lenders at those ranges as most investors buy cash or use private money at those ranges.
