(take that with a little grain of salt :)I will say that having access to information (MLS) as well as some other tools that are available to licensees gives a bit of a competitive edge in the MLS sector of the market - but simply having your license isn't going to make you more successful.  

I am only 3000 miles away and have only taken a Greyhound Bus through Harrisburg so any take I have must be combined with massive grains of salt.

And HUD can stop paying you for this and that, and take their time getting the money coming again.So, this is "guaranteed" with a grain of salt, IMO.

Take my words with a grain of salt (very new to re investing), but I think flipping might be something you should at least consider if you're really intent on this prop.

Unlike many gurus, if my stuff isn't correct I don't want it out there.In everything you hear or read about seller financing, take it with a grain of salt, look for the common threads of "programs" or "strategies" and form a foundation of ideas.

It also saves labor on sanding when you are installing new drywall and can be sprayed over concrete.  

@Matt GoodI used crossfire herbicide mixed with diesel,I cut them off and sprayed the stubs.The birds eat the berries and so it's an ongoing problem if nearby properties have green briars.Goats do a great job of clearing/cleaning up a place it seems they eat everything .    

I asked for SW sea salt color in a 5 gallon of behr ultra, which cost $148. 

I've found that spraying some WD40 on the rope and on the window tracks sometimes helps.
