If I understand correctly, this is due to wholesalers not wanting/able to deal with a long loan process when holding on to a deal for the investor (correct me if my thought process is wrong).

And in most instances you can't even apply for a conditional use permit or a variance to allow for a non-conforming use so the process to change uses requires the city code to be amended.

A buyer normally is willing to pay a higher interest rate since they may be looking for owner financing due to difficulty qualifying with a institutional lender.I have obtained a much higher interest rate than what I would receive in any bank.I have also used the same process with a buyer by giving him multiple notes with each secured by its own mortgage.
