Buying/selling real estate is not that difficult of a process....

I'm in the process of purchasing a home that was on the market for $164,900. 

I know that I would be using a QuitClaim Deed to transfer the property to the LLC but I'm not too familiar with that process. 

They didn't give you clear positive signals about this potential tenant so I'd take the results back to the applicant, show them the answers, and let them know you can't in good faith move forward with their application process due to an incomplete reference.  

The entire process from a signed LOI to a signed PSA is 10-14 days.

If I understand correctly, this is due to wholesalers not wanting/able to deal with a long loan process when holding on to a deal for the investor (correct me if my thought process is wrong).

And in most instances you can't even apply for a conditional use permit or a variance to allow for a non-conforming use so the process to change uses requires the city code to be amended. 

I just went through the process on a 4 unit that I did not end up buying.
