I am considering renting to a couple wanting to rent because they are in the process of selling their own home.

., (9) level of investment experience you have, (10) familiarity of the market, etc.As an investor, one of my primary responsibilities is risk management... my ability to fully understand all of the risks that I am taking and put processes/structures in place to minimize or control these risks.And if you are a successful risk manager, i have found that in REI you are able to mitigate the downside and generate returns that ARE NOT commensurate with the risks you are taking and do so by providing a triple win to your investors, your tenants, and yourself!

Has anyone else ever went through the process of transfer of vehicle title if the owner cannot be located?  

How is the buying process for foreigners?

It is a more tedious process, but the tenant has been in the unit since 2008 and most likely stay forever since rent is subsidized for them.  

I'm in the process of refinishing the hardwood and updating the bathroom, then just tackling some minor cosmetics before moving in.

Willing to shadow anyone in the area who knows the process well.

I reached out to them and received what is by far the lowest price back on the quote, but after reading a couple threads here about the claims process seeming to require lawsuits to get anywhere I am more worried about it. 

Thank you @Alex Deacon for the response and I agree that I am not ready for this type of investment strategy, but I wanted to attend to at least have a better understanding of the process. 

Most things that are priced that well require the owner to be very hands on in both the management and the rehab process.
