I have set it up where I will be responsible for the title policy as it is my understanding that this creates the need for only one title policy in a double close and not two (of course need to confirm with title co) during a process like this.My questions are this: -What to watch out for when doing this, are there are any legal issues with marketing a short sale like this?

I like that play the best personally.Unless you make an offer on the note that is just too good to be true or a screaming deal.. then you can do all the work it takes in that state.. it was an eye opener for me to do the one I did and it quite the process ..

I'm feeling pretty good now with the tan tub and the slight curve... quarter round will do the trick and I might have over thought that one in the process of overthinking the white tub.
