Oh and to answer your original question, I would say I put in about 30 hours per week on average - after work and on weekends - and sometimes during lunch :)  and my goal is to be around 15K in pre tax cash flow by the end of this year, and only movin on up from there!

My neighbor here in NC has the opportunity to buy a 10k home in Toledo, OH.

Oh yea, I also had to replace the two toilets because the well water was so hard that it rendered the old ones practically useless, which is saying a lot considering that it was built in 2008!

Oh wow, I am seriously looking at investing in Norfolk and would need a good competent property management company. 

One in Youngstown OHIO just like this was a subject of a nationwide TV show in Austrialia the out of area investor got burnt to a crisp.I would concur with others for a first time project this one seems way to involved and just by looking at the pics its only  a shell everything will need to be replaced.
