.- the balance of $112,425 financed at 3.0% (amortized over 20 years) for a monthly payment of $624.00.We do not have any legal experience in this and certainly would need the guidance of a qualified attorney.Is 3% too low of a rate for the time extension and risks assumed?

With the 203k rehab loan, you’d want to make sure you have a competent real estate agent by your side to guide you (one who is familiar with the extensive 203k process who can inform the seller/listing agent of the pros/benefits here to all parties), along with a trustworthy contractor and experienced lender who have both serviced these types of loans before.

I don't allow pets in my properties, but I will consider it based on the size of the animal and I give them an option of an additional non-refundable deposit and an additional monthly fee, or no deposit and a larger monthly fee and an automatic 1 year lease extension.
