This 2 flat has just been very extensively rehabbed. 1st fl is a 2150 sq ft duplexed down unit with 4 bd/2 ba - with in unit laundry. 2nd fl is a 1100 sq ft 3 bd/2 ba apartment with laundry in the basement. 

If the tenant-buyer does not complete the rehab in time they would need to find a lender that would lend on a fixer-upper or request an extension for the option so they can complete the work.Just seems like a lot of different things happening and the numbers are not adding up for a lease option.

Property tax will go up with that extensive of a remodel.

Unfortunately, in view of the extensive work that's needed to repair a leaky roof, resurface the driveway, gut and modernize the kitchen, plus stabilize the hillside leading down to the water, I think they paid too much.

How extensive was the work they did do?

You won't get the sale closed within a few weeks as short sales take a few months, but if he's qualified, and you stay on top of things, you will likely get enough extensions to see this thing through.
