Unfortunately there is a race to the bottom on pricing and several people are trying to win that race.

If there are tax benefits, that certainly helps and can add to the wealth building by freeing up more cash for more income-producing stuff.My opinion, of course, but I try to encourage my investors to be wealth-forward rather than tax-forward.

Try to find a small independent “guy” that can vacuum out the old Freon and replace just the outside unit and install the new Freon. 

The idea that you can build wealth without putting any money into it is a recipe for disaster and the sales pitch of gurus trying to steal your money.

Try 15-20% down + every 3-7 years. 

But I have had no less than 85 different agents try to get my listing . 

I am trying to gauge the rental market here.

Where we find a drawback on this move is our lack of knowledge of the legality of the question: "Can the Investment owner  Legally ask their tenant to try to apply for the section 8 voucher?"
