The norm is to put 20% as downpayment, but there are many other ways to fund a deal.

After you find the list, are investors directly contacting the owners to cut a deal and buy the home before the tax sale?

I think my big question is the 7 day minimum, I haven’t actually called the offices to confirm but 7 day minimum is not good for business   @Joshua Messinger I would love to see what the numbers look like through as many sources as I can get.  

To what extent can the provide value to one's real estate business?

A lot of accountants now say that it is perfectly fine as long as it is documented as an arms length business like transaction.  

It's a business.

.- Give them complete control over your money in the context of the deal or fund. - Wait and hope that they deliver returns. 

It allows you to pull out equity from the deal without refinancing into an investment loan, which requires normally at least 20% equity and is usually challenging given that you bought it with a low down payment loan.
