Sounds like you're losing out on rent for September, October, and November, plus have a difficult task ahead of you to get the apartment back in shape to sell, or may need to offer a discount to the buyer.

They are like pop-up dialog boxes but you can't click X in the corner to make them go away.Enjoy the seminar, learn what you can, go home and check eBay, Craigslist, etc for those deeply discounted materials mentioned. 

Once you get enough money to cover a downpayment, go ahead and start making offers on properties.
