Key West seems to be somewhat underrepresented, so hoping to find a local or two to bounce ideas off of.Joined to get information and motivation to pull the trigger in the future.

I would like to connect with other local investors who are already investing in long distance properties.Many of the local REIA groups seem to be focused only on the local markets. 

Obviously thats not perfect but the homes all looked well kept and the stores and shipping options seemed good as well.  

I went into Home Depot thinking I wanted ceramic tile, but the associate who helped me seemed to think click-lock vinyl would be a better option.I don't know anything about flooring, and figured I'd just hire it out, but I'm not opposed to DIY if the hourly return is high enough.

On a $150k cash out I paid $7,000.Doesn't seem out of line. 

Even still, that seems high to me.

I found this property that needs a lot help but seems to have potential.

Many people seem to be calling their cash flow some figure higher than it is.  

Seems like it would be so much easier to get started with much less capital.

Garbage and water/ sewer also seem high but I don't know the utilities in your area.
