Lots more hand holding and guidance through the process.In the end it is the seller's choice if they discount their price or not, but chances are they are still fully compensating their agent, based on their listing agreement, not because the buyer is unrepresented.

The problem I'm running into is the amount I'm pre approved for is the max income to debt ratio the bank is allowed to give a loan out for, to individuals (43%), which is fine because in a perfect scenario as long as the property is cash flowing every property bought will lower your income to debt ratio, making it possible to keep buying property's.

I can tell you this, if everything is perfect - all syndicate partners have great credit, you have plenty of reserves, relevant experience, a solid business plan and financials, and Feasibility and Environmental Studies completed in the area you are looking to purchase or develop, all with at least 1 US citizen sponsorship... you may be able to get close to 4%... maybe.
