I would think investors would want that to be a lot more consistent, and an efficient market for fixer uppers would reflect that.Regarding the gray lines of intersection, not sure if they are just poorly illustrated or unrealistic.

We found the agent’s expertise to be invaluable in finessing the deal for several key reasons: determining fair market price, negotiating the purchase and sale contract, connecting us with a great inspector/lender/ title company, scheduling everything, handling all the paperwork, down payment, escrow, title work, contract deadlines, inspection objection negotiations, closing, etc. and consistently moving the deal forward to make the process smooth and efficient.

I would also communicate to the landlord that I would expect the situation to be handled by the landlord as "I'm not an expert in infestations and I know that you would want this handled in the most efficient/ cost effective way."

Also somewhere after feasibility but prior to permits you will want to have a contractor on board so that the architect can work with them to develop details they are more efficient with and reduce questions down the road.
