I am tempted to increase my minimum to 3 days because I keep getting holes in my calendar. 

As for the mice, exterminators said that method was futile considering that they can get through a hole the size of a dime.

Watch out for cast iron plumbing, electrical, structural, proper drainage, radon, etc… when walking a home, get in the attic and crawl space with whoever is doing the inspection.

We have done it before and it worked great, I think it does help open up and make it usable, our guy did a great job filling in stump holes and and sold the rootballs to the state for salmon habitat. 

If I had 45K sitting a burning a hole in my pocket I would do something like the following base on my future goals: Thank you!

The brass claw feet of the old bathtub rest on 'crystal' balls.But they did pull their g/grandfathers1929 Ford auto out of the barn & it had a few bullet holes in it!!!

I cant recall if there were weep holes or not, cant really see any from the pics I took either.  

The front yard was maintained but the back yard was over grown with weeds and uneven from their dogs digging holes and most of the grass dead.

I would love to hire an engineer - but I know the wholesaler will want the deposit before I can get anyone on site which puts me over 3k in the hole.
