One thing I've noticed in several metropolitan areas is that once a neighborhood is sufficiently sketchy, the stores will stop being well-known national or regional brands, and become things you've never heard of.

If the land is back in the woods or off the beaten path some where other types of development would not find it as desirable then the cell tower might be the answer.If you have a great piece of land in high demand then pushing the tower off to the back on a corner with a small access road might let you keep your other land to extract value out of.Would really have to know the address, how large the land is, topography of your land, etc.

Great job on the numbers - as Micheal said - major repairs around the corner could put a fly in the ointment if the unit is too old, but sounds like you have accounted for that.

I know the corner variety store owner doesn't care much if a candy bar or a chocolate bar sells more but I'm sure they will replace the product just as fast and repeat the process.

We're not in an amazing tourist area but we're close to it (10 min walk) and we have public transit (2 bus routes and a trolley route) on the corner of our block.
