I have to get used to the notifications, I didn't know you all responded!

Click on the name of the person that you want notified via an email, that you responded to them.

Legally a landlord has 5-10 days to respond to the letter, from the date it is mailed.  

If you have any advice on how I can get started or where I should start please respond.

You have to scroll through all the old messages in a thread to get to the one you're supposed to be responding to.

If you have experience with this model, please respond to my questions below and provide any other input that would be helpful in evaluating this strategy.Have any experienced investors on here rented to seniors under specific state government programs to maximize rental revenue? 

As an agent I would just look at it just like a wholesaler in terms of getting them to respond.
