I find this helps some candidates get more resolved about wanting the apartment.At the showing, I collect their completed application (sent via PDF prior or filled out on premises), scan their photo ID and last 2 pay stubs.Then, I do some digging around online (social media, court records, Google) and if it looks like they are representing themselves to me accurately, I contact them to set up a "contract to hold" meeting - usually the day after the showing since qualified applicants need to be "closed" ASAP.

I understand the mentality that Kiyosaki's talking about very well.Ninety-nine times out of a hundred, a tenant who is getting a big break on rent is not going to look at a discounted rental rate, look at the market rates for the area, conclude that they're getting a break, and then resolve to take full advantage of that break.

I do send them statements every month, and if maintenance was needed, they get an email letting them know what the issue was and what I did to resolve it.

I had a house under contract about 2 months ago and everything fell through at financing stage due to banks bureaucracy (foreign earned income and having relevant tax returns in place, they didn't accept the prior years returns and needed the lastest ones but we file for tax season here 3-6 months after the US so its a mistiming, I have resolved this and will be back next month with another offer), so the only advice I can offer from my limited experience is that ensure you know exactly what is required from a financing stage, and private lenders are generally more flexible and will more able get you into your investment quicker (at a higher cost).Would be great to hear how you investment forray into the US goes!
