Would've loved to have sold it back in the fall, but I had a bad bout with a tenant who just flat out refused to leave: she stopped paying rent, tried to use city code complaints to justify non-payment, refused a cash-for-keys offer back in June when the writing was on the wall, and wouldn't leave after her lease was terminated at the end of Sept.

Ok @Bill Denney, IMHO, you never rely on appreciation or even equity (as long as it isn't negative) to justify a poor performing STR.If you build a house and you have maybe 5 or 10% equity, you are on the plus side.

If it's a decreased management fee, well it may be justified... unless you don't want them managing your rental when it's vacant i.e. continuing to schedule mowing, plowing, coordinating maintenance, conducting vacancy security inspections, etc. etc.
