During the purchase process, we only got access to 2 units for inspection. 

I am mostly concerned that the tax man will come tell me to rip it up to be inspected. 

A contractor walked through and said this is mainly a cosmetic job, but I did not do an official inspection.

If I decide not to replace the roof/AC should i then lower the price a little since it will definitely come up in the house inspection done by the buyer?
