I just finished reading The New Rules of Real Estate by the Zillow founders and they talked about different improvements to make and the ROI on those improvements.

I have seen people do an initial negative cash flow for three main reasons: 1. projected appreciation, 2. a personal value that balances the negative cash flow (e.g. 2nd home, subsidize a family member), or 3. post purchase improvements that will eliminate the negative cash flow.

You should also have a written agreement to spell out what is allowed, who will do it, who pays for it, deadline for completion, and what happens to the improvements after the lease ends.
