Landlords have lost this round badly it seems.  

If you put your second property that you purchase as your primary home, you will not receive the first time buyer perks because they always ask if you have already owned or currently own a home and this would disqualify you on the second round.

Both my wife and I are both practicing Christians so that would also be a bonus if you are as well, but if not that is also okay.

I have 7 units in Jacksonville FL zip code 32254.There are areas where things are rough and areas where it is okay.It is really hard to determine if $57,000 is a good price or if you are overpaying.If you never been to Jacksonville, I would suggest spending $500 on a round-trip flight and hotel for 3-4 days to explore the city.

It is effective especially is a hot market like this to use cash to entice a multiple offer situation to accept but if you dont have to do it, get the mortgage when you purchase and save yourself the second round of closing costs.

I’m a bit confused how the cap rate calcs are off since my formula looks like what you described...do you think it is a rounding error?
