Looks like a super deal with little money down (as opposed to all cash). 

You can also overpay for people who does a crappy job or works super slow LOL But you definitely won't find good contractors if you underpay.

It's not super intuitive.

My wife and I are at a company that is middle of the road... they are in Lake Oswego not sure were you at.. but the owners are all engaged in the business.. the manager is an attorney so she is super sharp.... and they are just really good people.Plus they have a lead program..

Also, this is a longer process and typically financial freedom is not acquired super quickly.

That's probably because the properties I'm looking into are turnkey, making them super desirable for foreign cash investors - people who can set it and forget it.Like you, I live in SF but want to invest in the East Bay.
