Hey Folks,I am totally newbie here and getting ready to get my hands dirty with rentals.

I am also willing to be actively involved at first but the ultimate plan would be to have a good chuck of it be hands off and be active in deals I enjoy.

But I think the fact that it may be more difficult to find a contractor or builder to have time for you may impact a premium you will pay for their service in a hot market..Land and home values go hand in hand.

I'm not the type that likes to be "spoon fed" or have someone "hold my hand" but I just need a starting point!

I still have the same tenant in fact in there.I bought 6 more rentals since then but I bought those on my own and not through a turnkey as I wanted to learn the business and wanted to be hands on but thats not the case with you and there is nothing wrong with buying turnkeys.

I'm self managing the SFR for now to gain first-hand experience.

If it goes back to court do I have the upper hand here?

Which most of this goes hand in hand with using a good Property Management software. 

(Many of those same owners would even pay someone to take them off their hands!) 

They are well protected and have some cash in hand.
