It seems that I am spend so much time with people I would not accept because they will drive me nuts! 

Their website, communication, and online portals are usually garbage, and when I have 40 documents to submit each closing, it drives me up a wall to send 100 emails back and forth.

Your best bet is perhaps driving for dollars.

It forces you to work "on your business" instead of "in your business" because you aren't able to just drive by to fix something small, you're forced to develop systems to help you run things.

We had a car drive through the side and we need to get the scope repaired with the insurance claim. 

However, they have figured out the 'game' that they can buy off many problems rather cheaply, they tested you and you took the bait.This is the same disgusting screw the next guy mentality like 'cash for keys' promoted by low snake in the grass 'investors'. 

If it were me I’d do testing if the new phase 1 indicates that it is needed.

More then half of the down payment came from a HELOC on my condo, and the other half just working an extra 30 hours a week driving Uber. 

Try it as a test, but recall the recapture tax.  50k/900 month is good.
