My lawyer told me that labor law in my state had a simple means test to identify employees vs 1099 independent contractors. 1) to you directly supervise and or give directions to the employee?

I will be taking the test shortly. 

So always have a woman do a smell test if a male says it's acceptable; if a male says it smells bad, no need to have a woman check ... it's going to smell bad to a woman too. 

To have it be one that tested us and showed us where things can go off-the-rails.

Needless to say, it isn't worth the gas to drive out to your property for that amount.My best advice is simple.

No problem.But this person wasn't tested by you to give her such a break and your time. 

Drive the neighborhoods you are interested in, all times of the day to get a good feel for it.

I'm looking for material that will stand the test of renters who may or may not care about the property.
