We don't really want to sell it but cap rates have compressed in that market so much over the last six months that testing the market is a prudent thing to do.

After beating my self up the 45 min drive home I came to a conclusion, this here as good or bad even if all I do is break even on this will be a lesson learned for the books, NEVER PUT DOWN EARNEST MONEY ON A WHOLESALE!!!

Anything that is automated tends to lag behind reality.Bottom line, learn your market, and learn how to evaluate comps yourself, then you have no one else to blame if you under or over price a property.One final note - you don't actually have to buy properties (or even make offers) in your market to evaluate and monitor their list price, days on market, and sale price - pick several representative properties in your area to monitor and evaluate as test cases so you can learn by doing, but without risking any money or wasting anyone's time.

driving for dollars?

Gist of the idea is you develop your marketing advertisement (think: car magnet), hire a driver who is already actively driving around (Lyft, Uber, etc), and have someone (or many someones) marketing your company while they drive. 

Stop considering, make a decision and take the action to test it.

I want to take advantage of the move and buy a duplex or fourplex, with my family living in one unit and renting out the other units.I plan to drive to the area this weekend to get a feel of the neighborhoods/suburbs in the Philly metro area.
